GEM Studio was hired by the Landlord to demise the existing retail shopping center from two existing vacant retail spaces into (4) new smaller tenant suites because Wing Stop had signed a new lease in the building. One hour rated tenant demising walls and single user ADA compliant restrooms were added for the new tenant spaces. The existing electrical and gas service was required to be upgraded for the new tenants with separate metering. New mechanical rooftop units were added for the new tenants. Underground plumbing was updated for new restrooms and a grease interceptor at the alley of the building for Wing Stop.
