University Park Landlord Improvements, Highlands Ranch CO

GEM Studio was hired by the Landlord to demise an existing vacant Whole Foods liquor store into (2) new smaller tenant suites because SweatHouz had signed a new lease in the building. A one hour rated tenant demising wall was constructed between the spaces and a single user ADA compliant restroom was built in the new SweatHouz space. The existing electrical and gas service was required to be upgraded for the new tenants with separate metering. The mechanical rooftop units were upgraded for the new tenants. A new storefront entry door was cut into the existing storefront system for the Sweathouz space while maintaining the existing automatic sliding doors for the other vacant space.
